Responsible land stewardship, sensitive land planning and the implementation of deed restrictions insure both the long-term quality and future of our projects.

Our acquisition process requires us to complete property analysis before making an offer. This insures that we have made an educated offer that is fair to both parties. We believe the sale of your property should be a smooth and fair transaction resulting in mutual benefit to the Buyer and the Seller. We understand that you may have specific concerns. Our professional staff is able to address them in a timely manner. Once the property has been placed under agreement, our focus is on the completion of due diligence on your land. This includes title work, obtaining final contractor estimates, meeting with local and/or state officials to address their specific requirements, and field land planning to insure every parcel is buildable. AMLR makes it a point to keep you, the Seller, informed and up to date with any information obtained during this process. We can also work to meet your financial planning needs. The use of 1031 exchanges, rolling options and owner financing are some of the methods we have employed on projects to help the Seller recognize their financial goals.

Our acquisitions staff is well trained and experienced in the purchase of properties all over the country. We look at hundreds of properties and only offer on those that meet our specific standards and criteria. With vast knowledge of local markets, land planning, and construction, we are able to direct surveyors, road builders, engineers and others involved in the land development process.

At American Land & Ranches, we pride ourselves on the development of long term relationships with our land Sellers and Buyers. Any customer purchasing property from us must be a member of the Property Owners Association, which makes provisions for the enforcement of deed restrictions and the maintenance of common facilities and private roads. We can also finance our customer. We require a 20% down payment and good credit to qualify for the purchase of our property. This insures the quality of our Buyers and the protection of property values in the future. Our ongoing Customer Service Department is always available to answer any questions our customers may have now or in the future.
